Saskatoon real estate market update: Jan 10th

Hopefully 2011 is treating everyone well so far! During the first week of 2011 we saw some weak sales numbers due to the seasonal slowdown which was to be expected for this time of year. This week just 24 sales were reported to the Saskatoon MLS, which is 6 less than last week. A common trend lately is sellers jumping the gun expecting to get an early start on the spring market by listing their homes during the holidays and shortly thereafter. Last week 123 (condominium, and single family homes) were posted onto the Saskatoon MLS, which is up from just 21 the week previous and 75 more than the same period in 2010. In total there are 858 listings (467 single family, 341 condominiums) in Saskatoon, which are up 70 from last week. Also the average price for the 24 sales in Saskatoon was reported just over $306,000 which suggests that more activity was taking place in the higher end of the market. In Saskatoon one sale achieved full asking price, while all of the rest were on average a lot lower than usual as $13,362 was the magic number under asking price.
