Houses, Residential Detached Houses
Houses are individuals. They have character. They are on their own piece of land. There is a saying, "Buy land, they aren't making any more of it." The long-term firm value of any property is the land that it is built on. Structures will deteriorate eventually, but the land is here to stay. If you have a house built on land, then you have a minimum of land value. Any structure built upon the land increases the total property value. The increase in value is determined by the quality, size and age of the structure(s).
House ownership has it's time in poeple's lives. Houses provide a lot more flexibility and freedom than attached homes(condos or townhouses) but they also require more maintenance and work. There is upkeep and yard-work that has to be done. We, as well as our houses, age and it can become more difficult and time consuming to keep up with the necessary chores. When it is the right time to take the rewards of your house value and regain your freedom then we will help you with that.
Condominiums, Townhouses, and Other Stratified Units
The Residential Attached Real Estate market consists of condos, apartments, and townhouses. These items of housing are sold as units from a whole building. Like having shares in a company. The unit you choose to occupy is allocated from the entire building to which it is attached. This is where we get the term 'Residential Attached'. The unit you occupy is called the unit of entitlement. The size of the unit of entitlement determines how much you pay for maintenance fees. These are known as Strata Fees or, sometimes, Home Owner Association(HOA) fees. The fee amounts are determined by how much maintenance, landscaping, snow removal, etc. that is needed for the entire building.
Making the decision to buy into a strata should be researched. Know the Strata. It is very important that you know the last 2 years of the strata minutes--at least. Know the last two Annual General Meeting(AGM) minutes. Know what is the common property(CP) and what is the Limited Common Property(LCP). Find out if the parking is part of the unit of entitlement or not. Parking could be CP or LCP or even leased from another owner. Every strata is different and they are all run differently. The Strata and how it is run is crucial in determining if it is the right investment for you.
