3 months prior: Merchandizing Consultation
A market analysis, marketing outline and a “To Do” list of recommended home improvements listed in order of importance will be provided. Make your transition easier by investing in the hard work now and you’ll save yourself a lot of money and stress in future when you don’t have time for it.
If buying: Organized home search
An MLS listing alert automatically sending you current and new listings will be set up using your criteria when looking for your next home. You’ll be taken on a weekly tour of houses while you view century21.ca or realtor.ca to get familiar with the marketplace. Want an idea of what a neighbourhood looks like? Take a virtual drive using Google Maps Street View.
1 week prior: Home Staging Consultation
Receive a list of suggestions to stage your property to highlight its best features OR I can help you stage your property.
3 days prior:
Sign all relevant documents, discuss the custom marketing plan and take photos. Photos will be edited for maximum appeal and beautiful brochures for potential buyers will be provided.
Be prepared to vacate. The first week is the busiest because you’ll attract potential buyers currently looking. If you don’t receive an offer within 3 weeks, be prepared to make adjustments to the marketing plan or wait for new buyers to enter the market. After offer received:
Receive representation of your interests to purchase your next home and help navigating the process. You will be provided you with detailed information that will help you every step to closing day.
At this point you’ll be glad you did most of the hard work previous to listing because when you pack, you’ll have what you need right away and you can unpack your “wants” when you’re ready and it will be far less stressful.
A Seller's Property Merchandizing Package ($300) includes a Merchandizing Consultation (individually $150) and follow-up Home Staging Consultation (Individually $175). There is absolutely no obligation to list with me, however, any consultation fees will be reimbursed upon closing of the property if you do decide to hire me.
