There’s been much debate about whether open houses work and my answer is, “it depends”. Open houses may not work because of the location of your home or the competition in your market, but generally speaking, Open Houses do sell homes.
When is the Best Time for an Open House?
- In most communities, Saturday or Sunday afternoon is best
- Two hours is typically the minimum, but some are held open four hours, for example, from 1 to 5 pm
- Make sure your Open House is scheduled to avoid conflicts with holidays, community celebrations or special events such as the Super Bowl
- Check the weather forecast because cold or rainy days tend to make great open house days
Tips for Showing Your Home
Make a great first impression by paying attention to detail. The tips below will help you present your home to it's best advantage. Happy selling!
Complete seasonal maintenance for example, cut the grass or shovel the snow.
Remove garbage cans, recycle bins, green bins.
Move cars from the driveway.
Ensure landscaping is looking it’s best. Sweep walkways and front patios. Remove mail and newspapers.
Ensure windows are washed, door hinges are oiled and squeak-free, doors washed or painted if needed.
Ensure your home smells fresh when you walk in – a mild citrus scent air freshener is best. Avoid heavy scents or over spraying air fresheners.
Ensure walls and baseboards are clean. Touch up paint if necessary.
Great lighting provides a great welcome. When you list your home clean all of your light fixtures and globes. Ensure all of your fixtures have working light bulbs. Turn the lights on before any open houses or showings or put lights on a timer if you will be out of the home during the day so they will light automatically for afternoon or evening appointments.
Keep your home clutter free. Ensure there are no obstacles for buyers to trip over, especially on stairs and in hallways.
The kitchen should be sparkling clean! Ensure dishes are all washed and put away. Clear countertops of any unnecessary items. Make sure any smelly garbage is removed from your home!
Bathrooms must be clean and shiny.
