Now the warm weather has arrived, anyone involved with real estate welcomes what the last several years has brought and that is buyers! They are here, although in smaller quantities. It also means that some vendors who have waited until now to sell, are hoping to get what their neighbour got last year.
If you are selling now, you must keep in mind that there are a lot more homes on the market to compete with, and the smell of baking bread in the oven and the colourful tulips now popping out are not going to persuade that buyer to choose your home over the other 19 homes in your competitive marketplace.
What will? Price. As always, and as ever will, a competitive price puts your home first on most peoples short list, it will draw the viewers and will attact a much better offer that starting out listing to high, and most importantly, will get your home sold quicker and before your competition gets the idea and starts to undercut you.
