Net work-sheet in hand? Now you know what equity you will be bringing to your next posting...what next? Get hooked up with a mortgage broker. But, Tracey, I’m really happy with my current bank...

Ok, let me explain something...the banks (credit unions etc.) are selling you a product....and that product is money....the cost of that product is interest...the bank is a business...they are trying to make a profit....the interest you pay is the profit! Now most of us do not have enough money in our underwear drawer to cover the cost of a house so we need that product, right? And really, we are okay with paying for that product so we can have a house but none of us wants to pay too much for the money we need to borrow. That being said, the easiest way for us to get the best price for the product is comparison shop...you can absolutely do this on your own....by why would ya? There are brokers available in every community who can assess your personal/family needs, and shop 40+ financial institutions to find the best product for your specific requirements, often getting you a better deal at your own bank! Mortgage Brokers are paid by the banks/credit unions so at no cost to you, you receive excellent independent advice, comparative shopping and no leg-work for you! Sounds like a deal to me!

Meet with your mortgage broker...be honest! Confess any credit blunders, disclose all your income, any child support or commitments your family may have. Insist on a credit check. With all this done before you even book your HHT, you will be educated on the highest mortgage you qualify for (you may not want to spend that much but it’s good to know the limits), what interest rate & terms would best suit your personal situation & likely you will have a good handle on what closing costs you will be expected to cover. With a realistic estimate of your monthly costs for principal, interest & taxes you will be able to make a sound buying decision.

Just an inside tip on buying down your interest rate. Should you or shouldn’t you? What!?! Are you crazy? Yes...Absolutely and here’s why...we military folk don’t often benefit from our home sales. We move when the Career Manager tells us to not when it’s an opportune time to sell in our local market. For that first term of your mortgage you are not actually paying off much principal, unless you reduce your interest rate, increase your payments, increase the frequency of your payments, or make the maximum yearly buy-down. I suggest you do as many of these as is practical but the first one you can do is buy-down your interest rate (talk to your mortgage broker immediately if you are planning to use this tip) aside from the fact that that portion of your benefits that you use for this purpose becomes tax-exempt, if you use it to buy new curtains...you must first pay the tax-man.
