Well...what can I say about the state of the market at the moment...its not very good. That about sums it up. We have the highest inventory levels EVER. That is right...we have never in the history of the Okanagan had more properties for sale. When you get an 'offer' through OKHomesellers you must realize that unless the offer is in writing it is not an offer...I hear every day that someone 'said' they were going to 'buy my house' 'call me tomorrow' 'come for another look' 'buy my house in a month when they get some money for (this or that)' ...honestly what do you expect them to say about your home? 'I hate it' 'this home ...

I would like to take a moment to say "if you are not having many showings you are not alone." We are seeing a massive slow down across the board...reasons for this are thought to be because of the fact that we are in the summer (slow time)...once summer hits and weather is warm we traditionally see a slow down here in the Okanagan...you may be saying well the weather has not been too nice...that is ...

CHANGES TO MORTGAGE LENDING REQUIREMENTS FOR FIRST TIME HOME BUYERS
DOWNPAYMENT – unless you are self employed, you can still purchase with 5% down as long as you qualify. If self-employed, 10% downpayment is required as long as your beacon score is over 650. If under 650, downpayment requirements increase depending on the score.
