Halifax Regional Municipality (HRM) Home Prices

I'm often asked, "how's the market these days?" The short answer to this question is that residential properties in the HRM are selling for an average What's My Home Worth?of $328,480.46 in 2013 and staying on the market for an average 96 days with a list/sell price ratio of 97%. The list/sell price ratio is what the property actually sells for after being listed for a predetermined amount. For example, a house listed for $300,000 sells for $291,000.

That said, the HRM is made up of vastly different segments, each with their own market performance. It's for this reason I broke the city down so that we can see a clearer picture. The MLS areas are used so you can match to what you will see when searching for a home. Segments are as follows:

AREA 1,3 Halifax North - Halifax Downtown
AREA 2 - Halifax South (Peninsula)
AREA 4,5,6 - Fairmount, Rockingham, Clayton Park, Fairview, Halifax West
AREA 7,8 - Spryfield, Armdale, Purcell's Cove, Herring Cove
AREA 10 - Dartmouth Downtown - Burnside
AREA 11 - Dartmouth Woodside, Eastern Passage Cowbay

AREA 12.13.14.17 - Southdale, Manor Park, Creighton Park, Albro Lake, Montebellow,

AREA 15,16 - Colby Area, Forrest Hills
AREA 20 - Bedford

I don't believe statistics have any real value unless you're able to see them against historical values so I'll be posting blogs pertaining to each specific segment so you can have a thorough understanding of our market place.

As a property potential buyer, seller or a homeowner who wants to know how your property investment is performing against the averages, you'll find answers to:

  • what season is best to sell in the segment,
  • property value performance over time,
  • which segment provides a better return on investment,
  • which segment has a better chance of selling faster.

Each property in any segment has it's own place in the market. To find out what your home is worth in the current market email me or text/call 902-229-5799.
