Your Listing Has Expired - What Went Wrong? The majority of houses sell during the initial listing time, but, as you found out, some do not.

What should you do now? First, although you may feel discouraged, if you still want or need to sell, make a renewed commitment to do what it takes.

1)  Communication

Why no sale? What did potential buyers say about price and condition? What feedback did other agents have? The relationship between the seller and the listing agent is key to a good marketing plan.

Make your house easy to show, keep the house in showing condition at all times.  Depersonalize as much as you can while still enjoying your house while it is on the market.  Keep your agent informed of any changes in and around your house, including your neighbourhood.

2)  Price

The is the most common reason lack of activity and consequently a sale.  The wrong price attracts the wrong buyer or worse than that - no buyer.  Market conditions and competition are changing constantly, so make sure that your agent keeps you up to date.  This may sometimes mean a new market analysis every week or two.

3)  Condition

A house in move-in condition invites a sale.  Do all those little things that you have been putting off - most buyers want it done and it is always better than letting buyers see it as something that "needs to be done"

4)  Marketing

Your secret to success is a carefully thought out marketing plan that exposes your property to the widest possible pool of prospective buyers and their agent.  Remember, ADVERTISING doesn't sell houses, agents do.
