How to Properly Stage Your Home for Listing

What does staging your home mean?
Well, according to Wikipedia, home staging is “the act of preparing a private residence for sale in the real estate marketplace. The goal of staging is to make a home appealing to the highest number of potential buyers, thereby selling a property more swiftly and for more money. Staging techniques focus on improving a property's appeal by transforming it into a welcoming, attractive product that anyone might want.”
If you’re still living in your home, some of the most popular suggestions to get your home staged are as follows:
1)Reduce the clutter and depersonalize your home.For example, too much furniture in a room - keep it to a minimum and remove any excess furniture and place it in storage until your home sells.As well, you may want to consider taking some books off the bookshelf to make it look more spacious. Remove any pictures and/or artwork that may provoke strong emotions in a potential home buyer i.e. religious imagery, pictures of fires, strong imaged abstract based paintings, etc.
2)Paint the walls to a neutral tone.Remove any strong coloured accent walls.
3)If in the budget, replace any carpet with laminate or hardwood and replace counter tops to a neutral toned base.
4)Make your bed as if it was a bed in a fancy hotel so it welcomes the potential buyer in and they can envision themselves in that room as their own.
5)Keep your home very tidy and clean at all times so your home is always ready to show at a last minute request!
If you don’t live in the home any longer and the place is vacant, you may want to consider renting a few pieces to give a potential buyer a general look of the room and how much space is available.
