What do most people do when they are thinking of selling their homes?
They see realtor for sale signs in their area and they decide that those realtors must be the community experts so they reach out and ask those realtors to price their home.
Next most sellers decide to call the realtor who priced their home the highest and ask them to represent them in the sale of their home.
Once the realtor actually views the home usually the price then changes based on the features and the state of the home.
Once the home is listed it will likely sit on the market for a few weeks or maybe a month before the realtor calls the sellers and convinces them to lower the price of their home.
This continues until the home either sells for less than the seller originally anticipated - or until the seller gets fed up and pulls their home off the market.
One of my favourite sayings in real estate is: "If you want the agent who prices your home the highest then I will tell you my price is 5 million dollars - so now when can I have the listing?" Obviously I am being dramatic and trying to make a point. But what is more important than choosing someone who prices your home the highest is understanding how the recommended price was durrived. I encourage every seller reading this to challenge your realtor to explain and show you exactly how the price they are recommending was calculated.

Sellers should go with a realtor who is going to do the work to properly price their home and one that has a proven track record and solid marketing plan for selling their home for the best possible price.

Next I will view other homes in your area that buyers would also view so that you know exactly what your competition looks like.
I will then do a detailed Comparative Market Analysis (CMA) for your home and take you through each aspect of it and fully explain my pricing recommendation.
I will also offer recommendations for how to maximize the value of your home... if your home needs repairs or upgrades that will make a big difference I will discuss those options with you.
