Before we even start to think about pursuing a real estate investment there some important planning strategies. Who is going to be responsible for what part of the process? You as an investor need only be concerned with making the most appropriate decision for you and your family. The more detailed and effective the team, the better equipped you are to make that decision.

Whether it is a long term investment in a family home or a quick 'flip' in a fixer-upper, understanding what each team member does is crucial. Below are the main parties involved to assist you in acquiring the right investment.

Responsible for “listening” to your needs and wants and arranging showings, offers, inspections, etc.
The AGENT will offer professional advice and will co-ordinate all paperwork

Based on the information you provide, the Broker will pre-approve you for financing and upon receipt of an Offer will ensure that all necessary paperwork is completed to secure a mortgage.

With you in attendance, the licensed HOME INSPECTOR will inspect all aspects of the potential purchase including roof, attic, insulation, foundation, electrical, plumbing etc and provide a detailed written report to you. An INSPECTION does not pass or fail. It merely provides professional information to assist you in making your decision.

Will complete all necessary title searches, mortgage documents, registrations etc. to transfer TITLE to you on the closing date
