Here are a few thoughts of the first quarter of 2009.  This report covers single family homes, sub-district 1-5

 

  • We are currently sitting with 318 listings. We have an average of 62 sales per month giving us 5.1 months of inventory. This is up 1 month from last quarter. This comes as no surprise as we are seeing the spring market get a good kick start on listings.
  • The average days on market is 69 days, this is up 7 days from last quarter.
  • Selling price compared to list price remains flat at 96%

 

With the inventory level of 5.1 months, this is considered a balanced market.  When we see inventory below 4 months it's considered a Sellers Market.  When inventory is greater then 6 months, it is considered a Buyers Market.
