In October the average list price was $249,443, which is down from last years record year of $273,240.  A drop of 8.7%

The average sale price was $233,288, which is also down from last year's record year of $259,545. A drop of 10.1%

The average sale to list price was 94%.

The average list duration decreased by 5 days to 68 days on the market as compared to 73 days last October.

The number of sales in October was 86.  Down 17 units from 2007

Looking at our year to date numbers our average list price is up $5,559 or 2.2% compared to 2007

Our average sale price is $245,435.  Up $4,597 or 1.9% from 2007

Sale to list price remains at 96% year to date.

Our homes are on the market on average for 74 days, meaning there selling on average 7 days quicker than last year.

The final but most important number is the amount of sales.  Currently we have had 1004 sales which is down 119 units or -10.6%.
