Square Footage

Square Footage is a common compaint made by buyers after finding out their home or condominium had less square footage after they close their deal.   When you buy from a builders plan, nothing is guaranteed.  Not all builders attach plans with square footage to their agreement, and even the builders that do, they can make errors of up to 2% under the Tarion Warranty Programme.  Anything that exceeds the 2%, the buyer may request a price adjustment, however it's such a grey area with measurements are for interior living space or does it go to the exterior wall.  So keep that in mind if square footage is important to you.

If you are buying a home or a condominium, it is a good idea to ask your sales representative to find out where the square footage came from.  Are they relying solely on the MLS information? Was it on the builders plan? or did they aquire the information through MPAC.  This will give you some indication on how accurate the information is.  By asking the right questions, there should be no complaints or claims about square footage after closing.
