You are considering  selling one of the largest  assets you own. Allow me to take a moment of your time so you can understand what I will do for you vs. any other means of  selling your home.

There are many options these days as well as a lot of misinformation. Sell it on your own? Sign up with a “no service” company? Or hire a top professional with a proven track record of knowing the market and  marketing and selling homes just like yours everyday?

The decision you make may make the difference of thousands of dollars and allow you restful nights knowing someone is taking care of things. I trust the following information will make this decision an easy one.

 

Selling Your Home

 

Step #1.         Choosing Your Real Estate Salesperson

Most people meet their Realtor from a personal recommendation or as a result of calling someone on a property, website, sign, ad, or Open House. Once you have made contact, it is advisable to make an appointment and meet with that Realtor to determine what services they will provide and to establish in your own mind that this  is the Realtor for you. Have  they listened to your needs and goals and will  they provide information and explanation? The most important element of this meeting is to feel comfortable with the Realtor.  You will be asked to sign a  Listing Agreement.   This enables your Realtor to work in your best interest.  Now they can guide you into the next step of  selling your home.

Step #2.          Pricing and Marketing Your Home  

Two things will help to sell your home:

1.Proper Exposure: This is your Salesperson’s responsibility.  Talk to them about their marketing plan for getting your home sold.
2.Proper Pricing: Your Salesperson will provide you with a market analysis and  an evaluation of your home ‘s market value. Together you will determine a pricing strategy to help you get your home sold at the optimum price..

Step #3.         Finding The Right Buyer

Your Salesperson will pay a key role in helping to find and qualify buyers for your home. 

Step #4.         Negotiating  The Offer

Your Realtor, guided by your instructions, will help you understand and negotiate an offer from a Buyer.  The offer will outline the terms and conditions ( often financing and home inspections clauses  and more) which the Buyer requires. You will be able to counter the offer to meet your needs if required. Your Realtor will have your best  interests  in mind when guiding you through this process.  

Step #5           You’ve Done It!!

You have sold your home,  subject to meeting all the conditions that were agreed to in the offer. Once again, you can rely on your Realtor to assist you in moving through the completion process..  Once the conditions are met your home is sold firm.   CONGRATULATIONS!!  But  wait,  your Realtor is not done. While you celebrate your accomplishment your Realtor  will  finalize paperwork, forward required documentation to your lawyer and generally oversee the transaction up to and including the closing day.
