Buying a brand new home you would think that everything should work perfectly, right? Well let me tell you nothing will ever be perfect, or the way you want it on the first try. My biggest recommendation is when buying either new or re-sale always,always,always get an inspection done. My wife and I bought a brand new duplex and there have been a bunch of little things you wouldn't think of checking that are not working properly. We did get an inspection thank god, and we noticed most deficiencies, but we have had to have a plumber, electrician, gas fitter come by to fix a few things. Some helpful tips are : 1) make sure if you are upgrading any of the appliances from the normal package that you write in the contract that they must be installed. Example : switching from electric to a gas range. 2) When doing your inspection make sure to turn on all taps (showers and sinks) and check for hot and cold water. Flush all toilets and check all lights. Check the doorbell, I know it sounds funny but ours didn't work. 3) Ask for the paint swatches that they used if you want to do touch ups around the house. Checking it all in the beginning makes a world of difference let me tell you.
