Strong December for Brandon single detached home sales

Sales of single detached homes in the City of Brandon recorded through the MLS® System of the Brandon Real Estate Board posted a strong showing in December 2013.

Single detached home sales in the City of Brandon numbered 31 units in December, jumping 72 per cent on a year-over-year basis from a weak December in 2012. A December sales figure above the 30 unit mark is quite strong by historical standards.

On an annual basis single detached home sales totalled 648 units in 2013. This was down 14 per cent on a year-over-year basis, although 2012 was an all-time record.

The median sale price for single detached homes was $252,000 in December 2013. This was an 18 per cent increase from December 2012. It is important to note that some of that gain reflects a median price that dropped sharply in December 2012.

Single detached properties spent much longer on market before selling in December 2013 than they had a year earlier. The median number of days on market for single detached home sales rose by 40 days to 61 in December 2013. That said, a jump in median days on market is normal at the end of the year. 2012 was more of an exception.

The dollar value of all single detached home sales in December 2013 totalled $8.1 million, nearly double the volume from a year earlier.
