Fall into These Landlord Tips for Maintaining Your Property

For much of the country, autumn is a gorgeous time when trees burst with color and temperatures cool considerably.

This time of year is a good time for landlords to do some maintenance of their rental properties, to keep everything in good working order and get ready for the cold winter months.

American Tenant Screening offers these landlord tips for maintenance issues this time of year:

1. Clean gutters: Now is the time to check gutters that may be clogged with leaves, pine cones and other debris.

2. Chimney sweep: If your rental property has a fireplace or woodstove, the chimney should be cleaned and inspected each year before the first fire is lit.

3. Furnace check: Get an annual check of the furnace done, make sure the oil tank is filled if it’s oil heat, and make sure your tenant has clean furnace filters and knows how to change the filter.

4. Inspect the laundry room: Check your dryer’s exhaust tube and vent for built-up lint, debris and even birds’ nests! Make sure the exterior vent is closed tightly when not in use.

5. Clean behind the fridge: Move the refrigerator and vacuum the condenser coils, including bottom-mounted coils.

6. Check smoke detectors:  Replace batteries and test each smoke detector (and carbon monoxide detector if you have one, which you should) to make sure it’s in good working order.
