Lets face it, searching for Real Estate on your own can become very time consuming. I know when I bought my first home I enjoyed searching on the computer, looking through photos and so on. After about a month i had lost track of what had sold, which new listings had just come up, price changes etc.. I thought to myself I wonder if I should ask a Realtor to help me. After asking my brother who he had used, he suggested a Realtor and gave me his contact. Let me tell you something, there is a reason why Realtors exist. Looking through listings, setting up showings, going to open houses, knowing about different types of ownership, future developments, restrictions and so many other factors! it's a full time job.

Many people are unaware of the process of how working with a Realtor works. The biggest misconception is how much do we charge for finding the home?   The fact is we don't charge the Investor anything. The commission is offered by the seller and his or her Listing agent. Regardless of whether you have a Realtor of your own or you deal directly with the listing agent, the seller is still offering the commission.

You see the final investment remains the same. All of your time spent searching on your own, you could have had a Realtor helping you every step of the way at no additional cost.

Sellers:

When listing your property there are a few things that I will do that can make a world of difference in getting the amount of qualified buyers needed in order to get a quick sale.

Most people are not aware that the first day your property hits the market is the most important day. 

Realtors and Buyers often save search criteria that way when a new property hits the market they are notified immediately. If the new listing is incomplete for ex: no pictures, measurements are not yet listed etc.. they will often disregard this property.

When I list your property I will have 21 quality photos prepared before inputing it on the MLS system. I will have all measurements and information regarding the property ready in advance so that I can answer all questions potential buyers may have.  

Not only will It be on the MLS system but it will also be showcased on the Century21.ca website, my website YoniGabay.com, It will also have its own Website Ex. the address.com and be featured on Google with Google ad-words and also be linked to all Realtor websites that specialize in the area. This is why the first day is crucial! You don't want to miss out on any potential buyers because your Realtor forgot to upload photos or has not filled out the listing information.
