Born and raised in Barrie, Ontario, Joe understands the numerous intangible benefits of life in Simcoe County. With its central Ontario location, affordable housing, beautiful waterfront, and smaller town feel, Barrie is a great place for a wide variety of people. Joe and his partner, Vienna, reside in downtown Barrie, although he has lived in multiple areas within Simcoe County (Oro, Anten Mills, downtown and the East End).
Prior to joining Bernie Roth and the B.J. Roth Realty Ltd. team in its Bayfield office, Joe came from a diverse background, unparalleled to comparable realtors in the area. The true reason for Joe's foray into real estate, is his passion for investing. Prior to becoming a licensed salesperson, Joe partnered with his father, Ray Bubel, on multiple transactions in and around the Barrie area. These involved large multi-residential transactions, medium-sized commercial properties, and numerous multi-million waterfront property investments. Joe saw a hole in the existing marketplace for a business-minded professional to capitalize on the complex nature of commercial and waterfront real estate.
Life Prior to Real Estate Sales
Joe graduated, with Honours, from The Richard Ivey School of Business at the University of Western Ontario in 2004. At the time, it was the most prestigious undergraduate business program in Canada and still ranks highly to this day. He took a liking to finance and leveraged that into the following career:
2004-2006: Credit Suisse, Investment Banking, Los Angeles, CA
2006-2008: Kohlberg, Kravis, Roberts (KKR), Private Equity Analyst, Menlo Park, CA
2008-2010: Merchants' Gate, Hedge Fund Analyst, New York, NY
Following his years in finance, he decided to move back home to be closer to family and friends, and put more of a priority on living the life he really wanted. After a year or so of travel, Joe invested in two local businesses, managing one, full-time. This catapulted his pursuit of self-improvement and helping others. After a successful exit in his main business in 2015, he pursued real estate, full-time.
While Joe considers himself a specialist in waterfront properties in and around the Barrie area, his financial background lends itself to commercial transactions as well. Prior to joining Century 21, Joe worked on close to $200-million worth of transactions between 2014-2017. These include, but are not limited to:
- $75 million Sale of Multi-Residential units sold to one of Canada's largest REITs
- $57 million Purchase of a Multi-Residential Building in Barrie, ON
- $65 million Sale of a Multi-Residential Building in Barrie, ON to one of Canada's largest REITs
- $1.4 million Purchase of a downtown Barrie Commercial building (later sold for $2.1 million)
- ~$10 million in Waterfront Transactions
- Waterfront estate purchases and sales, typically exiting within one-year and averaging 50%+ returns on capital
- Joe is currently partnered in multiple properties in and around the Barrie area, including commercial, future residential and waterfront
Joe lives with his partner, Vienna, who is an Operating Room Nurse at the Royal Victoria Hospital in Barrie. His family lives in and around Barrie and he prides himself on being close with a great group of friends and family.
