Selling your home in the Fall

By all accounts Fall is still a hot market when it comes to Real Estate.  Families are back from vacation, kids are back to school and holidays are still quite ahead of us!  It can be a great time to take advantage of the increased excitement and buyer focus after the summer lull. The Fall is the last chance to capitalize on the green lawn, leafy trees and longer days. Your home shows so much better during this time frame than in the dull months of either January or February.  

Autumn is an absolutely gorgeous time of the year! The flurry of leaves with ever changing, vibrant colours, sweaters, boots (I love my boots!) and pumpkins lattes...it puts buyers in a magical mood, ready to settle into the right house for the winter months and looming holidays.  

Here are some tips for attracting the Fall home buyers: 

1.Clean up your lawn!

While amazing fall foliage can immediately make your home look more attractive for showings, that doesn't mean you can slack off on lawn maintenance during this season.  Keep leaves at bay with frequent raking.  It will show the potential buyers that this is a very loved and well kept property.  

2. Plant fall flowers

Once your lawn is looking it's best, spice it up with some colour! The most popular autumn flowers are chrysanthemums (mums) and not only do they bloom for a long time but are very vibrant and come in many shades!  You can also accent them with pumpkins or other types of squash.  

3. Highlight Your Front Door

Making the front door the focal point of your home's exterior is always a great tactic, no matter the season!  During the fall, a simple wreath of autumn foliage and flowers can add an inviting touch.  A fresh coat of paint is also never a bad idea! 

4.  Add Outdoor Lighting

As the days get shorter, it becomes increasingly important to provide potential home buyers with a safe, well lit path to your home.  Use decorative lights to illuminate walkways, and install flood lights or lanterns to brighten up entrance areas.

5. Autumn colours and decorations throughout the house

You don't have to make the house look like fall heaven but few accent colours; red, orange, yellow hues would add that special touch.  Whether you choose accent pillows, kitchen towels, flowers, vases...possibilities are endless here! Just have fun with it!

6. Check your HVAC

You want the air inside your home to smell fresh! Make sure you change the filter, have the system checked before you need to turn on the heat.  More than likely the buyer will ask a home inspector to look at your HVAC system so it's better to check on and fix any problems before your home goes on the market.
